JCA Consulting were appointed to provide comprehensive professional support for the office extension and refurbishment at Copeland & Craddock in Congleton. The project included obtaining building regulations approval for a steel portal frame extension, overseeing the office refurbishment, acting as Principal Designer under CDM Regulations, and providing contract administration and general project oversight.

The works involved a reduced scope design for both the steel extension and office refurbishment, ensuring compliance with structural, thermal, fire, and drainage requirements while meeting the client’s operational needs.

Work Involved

• Building Regulations Approval
• Obtained full plans approval for the steel portal frame extension, including liaising with Approved Inspectors and revising drawings to reflect design changes.
• Coordinated structural and drainage revisions with CDC and Lacey Darwen Structural Engineers for the extension and office refurbishment.
• Submitted all required information to the approved inspector to secure full plans approval for both the extension and refurbishment.
• Advised on third-party consultants, including energy assessors for SAP calculations.
• CDM Regulations – Principal Designer Role
• Acted as Principal Designer, issuing Pre-Construction Information Packs, reviewing the construction phase, and submitting F10 notifications to the HSE.
• Reviewed health and safety on site during inspections to ensure compliance.
• Contract Administration
• Recommended and administered a JCT contract due to the value of the works.
• Drafted and managed the contract, issued variation paperwork, conducted monthly inspections, and authorised contractor payments.
• General Oversight
• Attended site fortnightly to review progress, resolve issues, and coordinate all aspects of design, compliance, and construction oversight.

The project successfully delivered a compliant, well-coordinated office extension and refurbishment, with all building regulations approvals obtained and CDM requirements met.
