JCA Consulting is currently supporting a new retirement development in Knaresborough by managing critical ground stabilisation near boundaries.

The scheme includes one, two, and three-bedroom apartments designed for later living. The site sits beside existing private homes, separated by a steep embankment. As a result, stabilising this slope is essential to protect both the new development and neighbouring properties.

We act on behalf of the developer under the Party Wall etc. Act 1996. This legislation applies when work takes place on or near a shared boundary. Importantly, it provides a clear legal process for notifying adjoining owners, resolving disputes, and carrying out work safely—even when it affects nearby land or buildings.

Early Involvement and Ongoing Oversight

Our involvement began at the very start of the works. We reviewed the proposed stabilisation methods, including pinned mesh, anchoring, and protective netting. Together, these techniques prevent ground movement and help maintain long-term slope stability.

Prior to construction, we carried out a full schedule of condition on nearby properties. This step recorded the existing state of each property, helping identify any changes clearly and fairly. Additionally, we completed noise monitoring during key phases of the works to limit disruption for neighbouring residents.

After serving all necessary notices under the Act, we kept adjoining owners updated. Throughout the process, we maintained regular, open communication and responded to questions quickly. By doing so, we reassured residents with facts, not assumptions.

As party wall surveyors, we balance the needs of the developer with the rights of adjoining owners. We ensure compliance with the Act, minimise inconvenience, and protect all parties involved.

Currently, our team continues to monitor the stabilisation works on site. We make sure the project follows agreed methods and stays on track.
