Overview

JCA Consulting was appointed by Noviniti to deliver pre- and post-contract Employer’s Agent and Quantity Surveying services for the construction of a new main entrance, ground floor modular building, and fit-out of communal and restaurant areas at Warwick Hospital.

The scheme forms Phase One of a wider three-storey elective hub, developed in partnership with South Warwickshire University NHS Foundation Trust and One Retail (Compass Group UK & Ireland), aimed at improving patient experience and increasing clinical capacity.

Our Role

JCA Consulting provided full commercial and contractual management across a complex delivery strategy:

• Advised on procurement, including the transition to a JCT Construction Management contract
• Managed tendering and appointment of three trade contractors (groundworks, modular building, and fit-out)
• Delivered cost planning, budget control, and programme support
• Administered contracts and coordinated works alongside the Construction Manager
• Managed change control, valuations, and cost reporting
• Oversaw procurement and integration of the modular building within the main contract

The Development

The new ground floor entrance creates a modern, accessible and welcoming environment, including:

• Reception and public facilities
• Staff restaurant and pharmacy
• Hybrid Marks & Spencer and Costa Coffee retail offer with digital ordering and 24/7 smart access

Outcome

Completed in October 2025, the project has transformed the hospital’s arrival experience, improving accessibility, flow, and overall user experience.

JCA Consulting ensured strong commercial control and effective coordination across all work packages, successfully delivering Phase One and supporting the foundation for future phases of the elective hub.
