JCA Consulting provided Quantity Surveying services for the refurbishment of St Enodoc Hotel on behalf of The Ainsworth Collection
Our role was to protect the client's commercial interests while supporting the delivery of a high-quality luxury hospitality project.
From contract negotiations through to the final account, we worked closely with the client, design team and contractor. As a result, the project remained commercially controlled while achieving the desired standard of finish.

The refurbishment called for careful commercial management from the outset. While the vision for the hotel was ambitious, the project also required strong cost control and clear contractual administration.
In addition, the refurbishment evolved as works progressed. Design refinements and specialist finishes introduced changes throughout the project. Each change therefore needed to be reviewed, valued and agreed before affecting the overall budget.
We remained actively involved throughout the construction phase. Regular site visits allowed us to monitor progress, review completed works and assess contractor applications for payment.
At the same time, we worked closely with the client and contractor to resolve commercial matters quickly. We negotiated contract terms, monitored expenditure and provided practical advice whenever decisions were required.
Where variations arose, we assessed their impact, negotiated fair costs and maintained clear records. Consequently, the client understood the financial implications of each change and could make informed decisions with confidence.
The refurbishment was delivered with strong commercial oversight from start to finish. Throughout the project, we maintained cost control, administered the contract and managed change in a structured and transparent way.
