Premier Lubricants recently acquired a new office and warehouse facility in Fenton, Stoke-on-Trent. Requiring a complete refurbishment to suit the operational and functional needs of their business.

JCA Consulting were appointed to deliver a full end-to-end service, providing design, specification, tendering, contract administration and project management in line with RIBA Stages 0–7. The objective was to transform the newly acquired premises into a practical, efficient, and compliant workspace. That supports both office-based staff and warehouse operations.

Work Involved

• Undertaking early-stage assessment and feasibility in line with RIBA Stage 0–1. Reviewing the suitability of the existing building for Premier Lubricants’ operational requirements.
• Developing design proposals and layouts for office and warehouse areas, ensuring functionality, compliance, and efficient workflows.
• Preparing a detailed Schedule of Works to clearly define the scope of refurbishment.
• Managing the tender process, including issuing tender documents, reviewing contractor submissions, and advising on appointment.
• Acting as Contract Administrator under the construction contract, managing variations, inspections, and certification.
• Providing full Project Management services through construction, coordinating contractors and consultants to ensure timely delivery.
• Overseeing site progress, quality control, and final completion, ensuring the building was fit for occupation and operational use.

The completed refurbishment has successfully transformed the acquired premises into a functional and efficient office and warehouse facility. Tailored to Premier Lubricants’ business needs. The refurbished space now provides a practical working environment that supports operational efficiency, staff comfort, and long-term use.
