JCA Consulting were appointed to provide Building Surveying, Project Management, Contract Administration and Architectural Technology services for the transformation of the former Pagazzi store in Warrington into a new Poltronesofà Italian concept store.

The project involved the complete refurbishment and fit out of the existing retail unit. In addition, a new mezzanine floor was installed to maximise the available retail space. New external signage and upgraded building services were also incorporated, creating a contemporary retail environment that reflects the distinctive Italian design ethos of the brand.

From the outset, our team worked closely with the SCS and Poltronesofà design team. Our Chartered Architectural Technologist developed the proposed drawings and coordinated the design process. As a result, the finished store remained true to the brand vision whilst also meeting all statutory and construction requirements.

Our Role

• Coordination and checking of landlord enabling works prior to the commencement of the refurbishment.
• Preparation of existing and proposed drawings in accordance with the SCS and Poltronesofà design requirements.
• Acting as Principal Designer under the Construction (Design and Management) Regulations 2015 and Principal Designer under the Building Regulations.
• Contract Administration throughout the works under a JCT contract.
• Project management of the new mezzanine floor installation, coordinating structural engineers, site investigation specialists, fabricators and installation teams.
• Oversight of the full internal fit out, including the installation of new HVAC, plumbing and electrical systems.
• Coordination of finishes, decorations, suspended ceilings and alterations to internal walls and ceilings.
• Securing the necessary statutory approvals, including planning permission and Building Regulations approval.
• Final inspections, project sign off and provision of the Health and Safety File on completion.

Outcome

The completed store provides a striking and welcoming retail environment. It combines contemporary Italian styling with practical, customer focused layouts. Furthermore, the addition of the mezzanine floor significantly increased the available display space, creating a more flexible retail environment.

The carefully coordinated fit out, upgraded building services and new branding elements have created a high quality retail destination that is fully aligned with the Poltronesofà brand.

Throughout the project, JCA Consulting provided close oversight of design, statutory approvals and construction activities. Consequently, the project was delivered efficiently, to the required quality standards and in line with the client's aspirations.
