We were appointed by Nantwich Town Council to undertake a series of Reinstatement Cost Assessments (RCAs) across their portfolio of public buildings. These sites ranged from operational and community-use buildings to storage facilities, including several historic and listed properties.
Our instruction covered key assets such as the Civic Hall, Market Hall, Brookfield Hall, various storage blocks, and allotment buildings, including stores and toilet blocks.
RCAs are essential for ensuring that insurance cover accurately reflects the true cost to rebuild in the event of total or partial loss. Underinsurance can expose public funds to risk, while over insurance leads to unnecessary premium costs. For listed and historic buildings in particular, rebuilding must comply with heritage requirements, often leading to increased complexity and cost.
Work Involved
Our team worked collaboratively with council officers to schedule inspections around operational hours, ensuring minimal disruption to public services. We provided clear, practical advice to help inform insurance renewals and long-term asset planning.
Through our assessments, Nantwich Town Council now has the reassurance that all buildings are appropriately insured, with a clear understanding of replacement cost, particularly for sensitive and historically significant structures.
The project was delivered on time and to brief, supporting the council’s aim of prudent financial planning, effective risk management, and responsible stewardship of public assets.
