Denstone College – Building Condition Surveys

JCA Consulting were appointed to carry out a series of building surveys across different areas of Denstone College. The College occupies a historic campus of architectural significance, with several buildings designated as Grade II listed, requiring careful consideration when undertaking surveys, repairs and improvements.

 The surveys were undertaken to identify defects, establish causes of deterioration, and provide clear recommendations for remedial works, specialist investigations and statutory approvals.

Swimming Pool & Plant Room Survey
JCA carried out a detailed survey of the swimming pool hall, assessing the roof, walls, floors, and primary structure, with the plant room inspected visually for mechanical and electrical services only. Drone inspections were used where necessary to safely access high-level areas. The resulting report identified damp issues, material deterioration, and repair needs, with recommendations for further specialist investigations where required.

Accommodation Areas – First Floor Flat
JCA surveyed the first-floor flat and other accommodation areas to assess roof, walls, and floor structures following concerns over damp and potential structural issues. The survey identified defects, disrepair, and compliance risks, with a detailed report outlining findings and recommended remedial works. JCA also supported the procurement of specialist surveys and quotations to facilitate informed decisions and accurate budgeting.

Work Involved

 Undertaking building surveys to assess damp, structural condition and building fabric performance.

  • Inspecting roof, wall and floor structures to identify defects and wants of repair.
  • Carrying out visual inspections of plant and services installations.
  • Using drone technology internally (subject to access) to inspect high-level areas safely.
  • Preparing detailed defect assessment reports with recommended remedial actions.
  • Procuring specialist timber and damp surveys to inform treatment strategies.
  • Approaching recognised specialists including Timberwise, Peter Cox and Rentokil to establish investigation briefs and obtain quotations.
  • Advising on further remedial works, including:
    • Invasive investigations into wall construction between adjoining rooms
    • Fire compartmentation within roof voids
    • Thermal improvements to internal walls and ceilings
    • Servicing and overhauling original steel casement windows
    • Mechanical ventilation upgrades within bathrooms
    • Associated reinstatement works following treatment
  • Preparing schedules of work and specifications to enable accurate contractor pricing.
  • Managing procurement and collation of quotations using a full management approach.
  • Advising on and coordinating Listed Building Consent applications with the local authority for proposed works.

JCA Consulting’s surveys and subsequent advisory services have provided Denstone College with a clear and structured understanding of the condition of both specialist and residential areas within this Grade II listed estate. The reports and follow-on procurement strategy have enabled the College to plan remedial works with confidence, ensuring compliance with heritage requirements while addressing performance, comfort and safety concerns.
