We were engaged by a NACRO, a national social justice charity, to undertake a programme of condition surveys across their portfolio of residential properties. These homes are occupied by many whom are deemed vulnerable and require supported accommodation as part of their rehabilitation or reintegration into the community.

The initial phase of work focused on over 100 properties across Nottingham and North East Lincolnshire, with a further 30 properties added in the Greater London area following the successful delivery of our initial surveys.

Work Involved

▪️ Attending and surveying occupied residential properties, working in partnership with caseworkers to gain access and maintain tenant wellbeing
▪️Developing a bespoke condition survey report template in collaboration with the client to meet their specific operational needs
▪️Implementing a clear and effective traffic light risk system to highlight high, medium and low-risk issues, ensuring quick identification and prioritisation
▪️Documenting key findings in a concise, easy-to-read format suitable for internal teams, housing officers, and maintenance contractors

Surveys were undertaken with sensitivity, discretion, and a focus on client care. All visits were coordinated with the support of on-site caseworkers, with careful timetabling to accommodate tenant availability and minimise disruption.

The unique challenges of inspecting properties with vulnerable residents were handled professionally, with safeguarding and respect at the forefront of every interaction.

Our work provided our client with an actionable, easy-to-use asset overview, allowing them to plan maintenance, budget, and risk management strategies more effectively.

The client was so pleased with the output and delivery of the initial phase that they commissioned further surveys in the London region.
