Adlington Retirement Living were progressing with the development of a new retirement living scheme in Knaresborough and required a formal Schedule of Condition of the primary access road leading into and out of the development site. As construction traffic would be required to use the existing road infrastructure for the duration of the works, the client sought a clear, independent record of its condition prior to commencement.
JCA Consulting were appointed to undertake a full photographic Schedule of Condition to protect the client from potential future disputes relating to damage allegations, reinstatement liabilities, or third-party claims.
The road and kerbs were inspected on a visual-only basis, with all observable defects recorded in detail
The completed schedule provided the client with a comprehensive, time-stamped record of the road’s condition, forming a reliable baseline against which any subsequent changes could be assessed.
Work Involved:
The Schedule of Condition delivered by JCA Consulting provided Adlington Retirement Living with a robust and impartial record of the road’s condition prior to construction works. This document now acts as a valuable reference point for assessing any post-construction changes and supports fair and transparent decision-making should damage claims arise.
The project demonstrates JCA’s capability in producing clear, evidence-based condition reporting to support clients in managing risk, protecting their interests, and ensuring accountability throughout the construction process.
