DAWLEY ROAD, BUS DEPOT, HAYES, MIDDLESEX

Construction of the new bus depot for Abellio at Dawley Road, Hayes, Middlesex, is now complete. Boshers Master Builders Ltd delivered the development, which provides a dedicated operating centre for Abellio.

The new depot includes a 230 m² two-storey office and welfare building alongside a 3,500 m² open service yard. The yard provides parking for 53 buses, together with bus washing, engine washing and refuelling facilities.

Sustainability also formed an important part of the design. The new building features a living roof and nesting boxes and has achieved an energy rating of B. In addition, the project incorporated the infrastructure required to support electric buses. A limited electric bus service now operates from the depot.

The site presented several challenges during construction. Previous uses had left significant areas of fill across the site. Therefore, the project required extensive remediation work to achieve the necessary loading criteria for both the service yard and welfare building.

The development also involved the careful treatment of an important heritage feature. The site’s front wall dates back to the Tudor period and is considered a heritage asset. As part of the works, the project team carefully dismantled and rebuilt the wall using handmade Tudor bricks and a unique brick bond.

Furthermore, the drainage requirements presented an additional challenge. The foul drainage system pumps waste more than 100 metres beyond the site boundary before connecting to the nearest sewer.

JCA Consulting provided Quantity Surveying services for the £3.60 million development, supporting the successful delivery of the new bus depot.
